Safety Test & Certification of Electrical Installations

A Periodic Inspection is an inspection on the condition of an existing electrical installation, to identify (in order of priority) any deficiencies against the national safety standard for electrical installations.

A periodic inspection will:
  • Reveal if any of your electrical circuits or equipment is overloaded
  • Find any potential electrical shock risks and fire hazards in your electrical installation
  • Identify any defective DIY electrical work
  • Highlight any lack of earthing or bonding
Tests are also carried out on wiring and associated fixed electrical equipment to check that it is safe. A schedule of circuits will also be provided, which is invaluable for a property.

Ensuring the electrical safety of portable appliances. PAT testing or portable appliance testing is an important part of any health & safety policy. A must for Landlords who rent property with electrical items as part of the furnishings.

Landlord Legal Requirements

Anyone who lets residential accommodation (such as houses, flats and bedsits, holiday homes, caravans and boats) as a business activity is required by law to ensure the equipment they supply as part of the tenancy is safe.

The Electrical Equipment (Safety) Regulations 1994 requires that all mains electrical equipment (cookers, washing machines, kettles, etc), new or second-hand, supplied with the accommodation must be safe. Landlords therefore need to regularly maintain the electrical equipment they supply to ensure it is safe.

And for employers in shops, offices & hotels to provide the 'duty of care' for employees and visitors safety.

The Health & Safety Executive states that 25% of all reportable electrical accidents involve portable appliances. The Electricity at Work Regulations place a legal responsibility on employers, employees and self-employed persons to comply with the provisions of the regulations and take reasonably practicable steps to ensure that no danger results from the use of such equipment. This in effect requires the implementation of a systematic and regular program of maintenance, inspection and testing.

The Health & Safety at Work Act (1974) places such an obligation in the following circumstances:
  • Where appliances are used by employees
  • Where the public may use appliances in establishments such as hospitals, schools, hotels, shops etc.
